
Launchpad Crossing is a multi-phased commercial park under development at the southeast corner of Boca Chica Blvd. and FM 511 in eastern Brownsville. This location is the last intersection in eastern Brownsville to access SpaceX and is the primary southern cross traffic intersection to the Port of Brownsville Main Entry Gate. The Brownsville Airport is 1.2 miles west of the intersection on Boca Chica Blvd. All of these industry incubators are expanding exponentially in growth. Launchpad Crossing is designed and planned to commercially support these major industry locations.
Phase One of the project is breaking ground with a Convenience Store on the hard corner of the intersection, Phase Two will include hotel, restaurant, and retail sites and will commence shortly thereafter.
Brownsville is undergoing a renaissance with the addition of SpaceX on Boca Chica Beach. The company is doubling in size every year and has announced long term plans for continued growth and additional programs. Space Tourism continues to draw visitors worldwide and generates subsequent job growth to support this new tourism. Air traffic has increased substantially with a newly built terminal. The eastern portion of Brownsville is underserved with a lack of hotels, housing, restaurants and support retail to meet these demands.
The Port of Brownsville has also had an explosion in growth over the last few years with more than $4 Billion scheduled to be invested over the next five years. Construction and engineering companies, along with support vendors, will continue to increase commercial property demand in the immediate area. Launchpad Crossing is poised to provide that commercial support.
The masterplan depicted below reflects the planned development of a new hotel(s), restaurants, service retail and Convenience store. Commercial lots, Build to Suit opportunities, and lease space will be available.

Hotel
A hotel study depicts the lack of hotel rooms in the area. The graph to the right reflects the flagged hotels available within an 8-mile radius of the project. During the pandemic, hotel occupancy was strong and has remained high. There is great demand for hotels in the immediate area. A flagged hotel is planned for the project.
Traffic
The two roadways intersecting at the property are both TXDOT/State roads. The project includes adding a protected right turn lane on to Boca Chica from Indiana Ave. (FM 511) to facilitate traffic movement at the intersection. The intersection has protected left turning lanes and both lanes in north and east directions are single lane with the protected turning lanes.
